Aardex, a data-driven, community-minded real estate investment and development firm, is moving into 2026 poised to build on prior year strategic milestones that advanced its industrial platform and reinforced its commitment to long-term stewardship and community impact.

The company just announced the acquisition of Brands West, a two-building, Class A industrial campus totaling 187,457 square feet in Loveland, Colorado. Delivered in 2024 and fully leased at acquisition, the property is located along the I-25 corridor within the rapidly expanding Brands at the Ranch district, positioning Aardex within a high-growth Northern Colorado industrial node tied to advanced manufacturing and logistics demand.

The acquisition, completed through a 1031 exchange following the sale of a California asset, reflects Aardex’s long-term, owner-operator approach and its growing focus on institutional-quality industrial real estate across the Front Range.

“In 2025, we remained disciplined in how we deploy capital, prioritizing assets that combine strong fundamentals, strategic locations, and long-term relevance,” said Caleb Hebel, Principal at Aardex. “From industrial growth in Northern Colorado to adaptive reuse in downtown Phoenix, each milestone reflects our focus on building durable places that serve both tenants and the communities around them.”

In Phoenix, Aardex continues to advance the transformation of One West Madison, a historic downtown building the company purchased in 2022. The adaptive reuse project, scheduled to deliver in early 2026, will modernize the century-old structure into activated commercial and retail space, including 13,500 square feet of retail frontage overlooking downtown Phoenix and the city’s Entertainment District, adjacent to the Phoenix Suns’ Footprint Center and Arizona Diamondbacks’ Chase Field.

The renovation features 22-foot ceilings, exposed concrete columns and joists, and newly installed storefront windows on three sides of the building to support indoor-outdoor activation. The building has been fully modernized with new fire, electrical, plumbing, and HVAC systems, including a Cordia chilled loop system that enables cost-effective, Energy Star–rated operations. Grease trap infrastructure has also been installed, creating flexibility for future food-and-beverage, food hall, retail or entertainment uses, with Aardex actively engaging prospective tenants for the space. The project is also approved for a rooftop activation, offering further opportunity for creative tenant concepts.

The project will also introduce The Vault on Madison, a climate-controlled self-storage concept located within the building’s basement and designed to serve downtown users. Additional basement space remains available and is being explored for complementary entertainment and experiential uses, including speakeasies and other activation concepts, positioning the building as a multi-dimensional destination within the city’s Entertainment District.

Aardex also reached a key entitlement milestone in 2025 with the City Council approval for the GPLET, a 25-year property tax abatement, for its Jackson Place multifamily development at 20 W. Jackson in Phoenix. The 14-story project will deliver 262 residential units and is part of a broader block-level redevelopment strategy that integrates new housing with historic preservation, enhanced walkability and public-realm improvements in downtown Phoenix.

The firm further deepened its collaboration with the City of Phoenix in 2025 by converting the current Jackson Place site into Arizona’s only 24/7 heat relief center during extreme summer months. Aardex plans to continue supporting the initiative again in 2026, reinforcing the site’s role as both a future residential development and an immediate community resource.

“These efforts are part of a broader strategy centered on reinvestment, adaptive reuse and responsible growth,” said Hebel. “As we move into 2026, we’re focused on scaling what works while staying rooted in the communities where we operate.”

Looking ahead, Aardex is actively advancing its small-bay industrial development strategy, with another secured site currently in design, while continuing construction on a medical clinic facility and pursuing additional industrial and mixed-use opportunities across the Southwest and Mountain West. Additional announcements are expected as these developments continue to advance in 2026.
